More market-rate rentals coming to Tucson

Two housing projects planned for downtown Tucson that will kick off construction early in 2020 will add 140 residential units to the market and there are more projects planned and under way.

According to a recent report, plans include a loft development on East Broadway and South Arizona Avenue on historic Julian Drew Block.

The five-story, mixed-use building will have 44 residences and ground-level retail. It will occupy the parking lot space next to Charro Steak.

In addition, a 96-unit apartment complex is planned just south of there on Fifth Avenue. The apartment building will be eight stories and have a mix of studio apartments and one-bedroom homes. The first story will be designated resident parking.

Ross Rulney, who is redeveloping the city's Benedctine Monastery, is the developer of these two projects and owns the Julian Drew Building.

While Tucson is often with residential projects, most recent ones have been restricted residences for veterans, seniors or affordable housing, the report said.

No prices have been set for the projects, which were incentivized by a federal tax-deferment program aimed at encouraging economic development in distressed areas.

Other residential projects on the docket for Tucson:

RendezVous Urban Flats: A 104-unit project next to One South Church; expected to be complete early 2020.

The Flin: 243 apartments on the former site of La Placita Village office complex, which was demolished in 2018.

The Monier: Mercado District, 122 apartments; to be finished by end of 2019; near Cushing Street and Avenida del Convento.
